1. Check Ownership on Dharani / Bhoomi / Anywhere
Open state land-records site, punch property number – name should match Aadhaar of person taking token. Mismatch = red flag.
2. Electricity Bill Name
Ask latest bill PDF – consumer name same as owner? If tenant name appears, you’re talking to a sub-let scam.
3. Google Map Timeline
Drop pin at exact flat, check Street-View date. If building looks half-built in 2023 photo but ad says “new paint”, LOL.
4. Police-Station Pin
Search “[area] police station” call and ask if property has any FIR – mostly they’ll say no, but you confirm locality safety free.
5. Neighbourhood Scan
